Este estudo investiga os principais determinantes que influenciam as preferências
habitacionais dos estudantes universitários em Portugal, nas cidades de Coimbra e Lisboa.
Reconhecendo a crescente importância das decisões de habitação dos estudantes universitários
na formação das experiências académicas e no desenvolvimento urbano, a investigação
identifica os atributos habitacionais mais valorizados, incluindo fatores extrínsecos, como a
localização, proximidade à universidade, custo e segurança, bem como fatores intrínsecos,
como a dimensão do quarto, privacidade e comodidades. Através de uma abordagem
quantitativa, utilizando métodos como Análise de Componentes Principais (ACP), Análise
Fatorial Confirmatória (AFC) e Modelos de Equações Estruturais (MEE), o estudo analisa
dados de um inquérito a 1244 estudantes. Os resultados indicam que sete fatores principais
explicam a variância nas preferências habitacionais: o Fator Nuclear, Fator Conforto, Fator
Entretenimento, Fator Asseio, Fator Luxo, Fator Complementos e Fator Estético. O Fator
Nuclear, que explica 30,6% da variância, inclui aspetos críticos como a renda e a proximidade
à universidade. O modelo validado pelos MEE demonstra relações robustas entre esses fatores.
O estudo contribui tanto para a literatura académica como para o desenvolvimento de políticas
habitacionais, oferecendo recomendações para investidores e planeadores urbanos que visam
atender às necessidades habitacionais dos estudantes. São também discutidas implicações para
futuras investigações.
This study investigates the key determinants influencing university students' housing preferences in Portugal, focusing on the cities of Coimbra and Lisbon. Recognizing the increasing importance of student housing decisions in shaping academic experiences and urban development, this research identifies the most important housing attributes, including extrinsic factors such as location, proximity to the university, cost, and safety, as well as intrinsic factors like room size, privacy, and amenities. Using a quantitative approach, including methods such as Principal Component Analysis (PCA), Confirmatory Factor Analysis (CFA), and Structural Equation Modeling (SEM), the study analyzes survey data from 1244 students. The results show that seven key factors explain the variance in housing preferences: the Nuclear Factor, Comfort Factor, Entertainment Factor, Cleanliness Factor, Luxury Factor, Complements Factor, and Aesthetic Factor. The Nuclear Factor, which accounts for 30,6% of the variance, includes critical aspects such as rent and proximity to the university. The model validated by SEM indicates robust relationships among these factors. The study contributes to both academic literature and housing policy development, offering recommendations for investors and urban planners aiming to meet the housing needs of students. Implications for future research are also discussed.
