Por volta de 1960, a hotelaria viu surgir uma constante estandardização dos seus hotéis,
especialmente os hotéis que pertenciam a cadeias hoteleiras. De maneira a poderem
fugir a este conceito os hoteleiros sentiram a necessidade de criar uma nova tendência:
os Boutique e os Lifestyle Hóteis.
A hotelaria de luxo, apesar da crise que Portugal sentiu, teve a tendência de aumentar e
não diminuir ou estagnar. Tanto as viagens como as dormidas em hotéis de luxo tiveram
um aumento significativo no ano 2017. Este segmento de mercado tem tido um maior
impacto nos seus clientes, uma vez que, estes já não procuram o barato ou o
conveniente, mas sim o desejo de ter experiências novas e enriquecedoras.
Esta dissertação tem como objetivos perceber e clarificar os conceitos de Boutique e
Lifestyle Hotel, quais as suas diferenças, a sua evolução e a caracterização do mercado
hoteleiro de luxo em Portugal. Após a clarificação destes conceitos será feita uma
proposta para verificar a possibilidade da construção de um Boutique hotel em Sintra.
Serão analisados os possíveis concorrentes, o público alvo e as características da
localização para perceber se vai de encontro com os requisitos que esta tipologia de
hotel apresenta.
Around the year 1960, the hotel industry saw a constant standardization of their hotels, especially the ones that belonged to hotel chains. In order to escape this concept, the market felt the need to develop a new trend: Boutique and Lifestyle Hotels. Luxury hotels, despite the crisis that Portugal felt, tended to increase and not to decrease or stagnate. Both travel and overnight stays in luxury hotels increased significantly in 2017. This market segment has had a greater impact on it’s customers, since they are no longer looking for the cheap and convenient but rather the desire to have new and enriching experiences. This thesis aims to understand and clarify the concepts of Boutique and Lifestyle Hotels, what are their differences, their evolution and the characterization of the luxury hotels market in Portugal. After clarifying these concepts, a proposal will be made to verify the possibility of building a Boutique hotel in Sintra. The possible competitors, the target audience and the characteristics of the location will be analyzed to see if it meets the requirements that this hotel typology presents.
