Abstract(s)
Este trabalho de projeto foi desenvolvido com o objetivo de elaborar um Plano de Negócios para
a criação do “Eco Delta” hotel e verificar a sua sustentabilidade como projeto empresarial.
Através da renovação de um conjunto de quatro edifícios na ilha Matița - Roménia, que terão no
total 20 quartos, visa-se criar uma oferta de alojamento que se destaca pela qualidade dos serviços,
profissionalismo e sustentabilidade.
A utilização de materiais locais, as características arquitetónicas tradicionais e a localização na
Reserva da Biosfera do Delta do Danúbio, conferem ao hotel um enquadramento natural e
autêntico, respeitando os valores e a identidade cultural e paisagística da região.
O investimento inicial em capital fixo será de 248.000,00€ e o projeto é viável de acordo com os
critérios de avaliação utilizados, apresentando um Valor Atual Líquido de 176.213,00€, uma Taxa
Interna de Rentabilidade de 39,22%, e um Período de Recuperação do investimento de três anos.
This project was developed to draw up a business plan for the creation of “Eco Delta” hotel and verify its sustainability as a business project. Through the renovation of a set of four buildings on the island Matița - Romania, which will have in total of 20 rooms, it aims to create an accommodation offer that stands out for its quality, professionalism and sustainability. The use of local materials, traditional architectural features and the location in the Danube Delta Biosphere Reserve, gives the hotel a natural and authentic setting, respecting the values and the cultural and landscape identity of the region. The initial investment in fixed capital will be 248.000 euros and the project is viable according to the evaluation criteria used, with a Net Present Value (NPV) of 176.213 euros, an Internal Rate of Return (IRR) of 39.22%, and a PayBack Period of three years.
