Abstract(s)
No rescaldo de um período pandémico a nível global, e por ele influenciado, observa-se que o
comportamento do turista tem vindo a evoluir gradualmente para uma crescente procura por
regiões de genuína ruralidade, onde a sensação de bem-estar, espaço e a experiência de
proximidade com a Natureza ganham renovado interesse. Alinhada com esta motivação,
acentua-se o conceito da sustentabilidade num propósito de harmonia e respeito pelo meio, mas
desejavelmente sempre com níveis de serviço personalizado e distintivo na oferta turística.
Na sequência da afirmação de Portugal como destino turístico de elevado crescimento e em
particular da região do Douro como polo estratégico de investimento turístico, tem sido notório
o aparecimento de unidades de TER (Turismo em Espaço Rural), embora ainda insuficientes
face à procura, dirigidas a um número crescente de turistas com considerável capacidade
económica.
O presente Plano de Negócios tem assim como desígnio avaliar criticamente e aferir da
viabilidade económica, financeira e turística da criação de uma unidade de turismo na vertente
Casa de Campo localizado no Douro, especificamente no Vale de Foz Côa com posicionamento
inovador de eco alojamento rural de luxo em terreno existente. No contexto da prossecução
deste projeto ambiciona-se ainda contribuir para o desenvolvimento da região e do seu fluxo
turístico com impacto na criação de emprego e ainda expandir a limitada oferta turística da região
de Foz Côa em particular no inovador segmento Premium/Luxo e de consciência sustentável –
uma oferta combinada ainda por potenciar.
Tudo isto por via da oferta de um serviço de suprema qualidade e distinção capaz de atrair
turistas globais numa localização privilegiada e única entre dois Patrimónios da Humanidade
com forte consciência sustentável e de características únicas de tranquilidade, autenticidade e
experiência de bem-estar físico e emocional. Para tal pontificarão fatores diferenciadores como
o acolhimento de butlering, a abordagem de Luxo regenerativo sustentável e ainda o rigor,
profissionalismo, especialização e qualificação do staff.
Com um investimento inicial de cerca de 750 mil euros, financiado através de capitais próprios
de três sócios, numa análise a 10 anos, as receitas ultrapassarão os 1.2 milhões de euros,
distribuídas entre vendas de alojamento, de experiências, eventos e workshops. O projeto
apresenta um Valor Atual Líquido (VAL) de 1.5 milhões de euros, com uma Taxa Interna de
Rentabilidade (TIR) de 33,76% e um Payback Period (PP) de 5 anos.
Concluímos com os resultados encontrados que este projeto tem viabilidade económico-financeira que permitirá a sua implementação imediata.
In the aftermath of a devastating global pandemic and influenced by it, tourists´ behaviors have been gradually changing with a growing demand for genuinely rural regions, where the feeling of wellbeing and the experience of proximity to Nature commands renewed interest. Aligned with this motivation, there is also a vocal desire for the fulfilment of sustainability principles, but never compromising highly distinctive service levels. As Portugal affirms itself as one of top global tourist destinations and, in particular, the Douro region positions itself as a strategic tourist investment hub, there has been a notable appearance of TER (“Turismo em Espaço Rural”) units, albeit still insufficient to meet demand, aimed at a growing number of tourists with a high purchasing power. The purpose of this Business Plan is to critically evaluate and assess the economic, financial, and touristic feasibility of a Countryhouse located in the Douro, specifically in the Foz Côa Valley with an innovative positioning of luxury eco-rural accommodation. The pursuit of this project is also intended to contribute to the development of the region and its tourist flow with impact on job creation. Furthermore, it is aimed to expand the limited tourism offer of the Foz Côa region in the segment that innovatively combines Premium / Luxury and strict sustainability principles - a joint concept yet to be explored. The service offering will be of exquisite quality and distinction able to attract global tourists within a unique location amongst two World Heritage Sites with a strong sustainable awareness and unique characteristics of tranquility, hence providing an experience of physical and emotional well-being. This will be achieved through several differentiating factors such as the butlering services, a sustainable regenerative luxury approach, and also the rigor, professionalism, specialization, and qualification of the staff. With an initial investment of about 750 thousand euros, financed through the equity of three partners, in a 10-year analysis, revenues will exceed 1.2 million euros, distributed between sales of accommodation, experiences, events and workshops. The project presents a Net Present Value (NPV) of 1.5 million Euros, with an Internal Rate of Return (IRR) of 33.76% and a Payback Period (PP) of 5 years. From the results we conclude that this business project has economic and financial viability which will enable its immediate implementation.
