Abstract(s)
A reconversão de centros comerciais obsoletos como matéria de arquitetura é o objeto de
estudo desta dissertação.
O objetivo centra-se em explorar algumas questões inerentes ao abandono destes centros
comerciais, procurando conhecer a evolução da realidade destes shoppings localizados nos
centros das cidades de Portugal e o problema em que se tornaram na sociedade.
Procura-se formular uma hipótese de revitalizar estes edifícios, propondo uma nova tipologia e
programa.
Em consequência da mudança e evolução social e económica, aponta-se a hipótese de um
programa hoteleiro como possível tipologia, mais concretamente, e em virtude da crescente
procura pelo turismo de baixo custo, um hotel “low cost”.
Pretende-se obter resposta a esta problemática, através do estudo da evolução da tipologia do
centro comercial, mediante uma análise de projetos de centros comerciais reconvertidos em
hotéis em diferentes contextos e analisar centros comerciais passiveis de serem reconvertidos
em hotel (em Braga, Guimarães e Póvoa de Varzim) fundamentados por uma recolha de
inquéritos a lojistas dos espaços escolhidos.
Verifica-se, através da comparação dos dados recolhidos, que existe um crescente, mas
moroso, interesse na ocupação e reabilitação deste tipo de espaços, refletindo a
consciencialização da sua importância para o acompanhamento da evolução da cidade e da
sociedade. Observa-se que as intervenções realizadas permitiram a reintegração dos edifícios,
agora com um novo uso, na vida contemporânea, respondendo simultaneamente às
necessidades locais assim como à preservação da memória simbólica do edifício.
Os dados mostram que é viável reconverter um centro comercial existente num hotel e deste
modo definir diretrizes para a elaboração de um projeto de arquitetura num centro comercial
específico.
Abstract: The conversion of obsolete shopping centers as architecture matter is the study object of this thesis. The objective focuses on exploring some issues related to the abandonment of these shopping centers, seeking to know the evolution of these mall’s reality located in the Portugal city centers and the problem that they have become in society. We propose to formulate a conjecture to revitalize these buildings, proposing a new program and typology. As a result of the social and economic developments, we determine a hotel program as a possible typology, specifically, and because of the growing demand for low cost travel, a low cost hotel. We intend to get an answer to this problem, by studying the shopping center typology evolution, through an analysis of the shopping centers projects converted into hotels in different contexts and analyze others that could be converted into an hotel (in Braga, Guimarães and Póvoa de Varzim) justified by a collection of surveys of the chosen spaces tenants. Through the comparison of the collected data, we can assume that there is a growing interest, despite slow, in the occupation and rehabilitation of such areas, reflecting the awareness of its importance to keep up the city and society evolution. It can be observed that the projects interventions allowed the reinstatement of the buildings, now with a new use, in contemporary life, replying at the same time the local needs as well as the building symbolic memory preservation. The obtained data show that it’s possible to convert an existing commercial centre into a hotel and set guidelines for an architectural project development in a specific shopping center.
