O presente projeto apresenta a elaboração de um plano de negócios para a criação da EdifirHabitat, uma nova empresa no setor da construção civil em Portugal (CAE 41000 – Construção de edifícios residenciais e não residenciais), enquadrando-se no domínio do empreendedorismo ao pretender identificar oportunidades, mobilizar recursos e desenvolver soluções inovadoras que respondam às necessidades do mercado. O plano de negócios constitui uma ferramenta essencial para estruturar esta iniciativa empreendedora, organizando ideias, reduzindo riscos e orientando a criação e consolidação da nova empresa. A iniciativa será liderada por dois sócios com competências complementares, combinando experiência operacional e gestão estratégica, garantindo envolvimento ativo em todas as fases do projeto. A metodologia de investigação adotada, de natureza exploratória e descritiva, assenta na recolha e análise de dados qualitativos obtidos a partir de fontes secundárias e de entrevistas a empresas, possibilitando a compreensão das práticas empresariais, a identificação de tendências do setor e o suporte à estruturação da nova empresa. A investigação evidenciou oportunidades no mercado, impulsionadas pela procura habitacional, reabilitação urbana e obras públicas, mas também desafios estruturais do setor, como elevada fragmentação, elevado investimento inicial, escassez de mão-de-obra qualificada, pressão sobre custos e prazos, burocracia e exigências crescentes de sustentabilidade. Perante este cenário, as novas empresas devem diferenciar-se, oferecendo soluções inovadoras, gerir eficazmente os recursos e adaptar-se continuamente às exigências do mercado. Nesse contexto, a EdifirHabitat propõe-se atuar no mercado centrando-se em projetos de menor dimensão, um segmento onde margens reduzidas e maior complexidade operacional tendem a afastar a concorrência. Para enfrentar os desafios e consolidar a sua posição competitiva, a empresa adotará uma estratégia de diferenciação, assente na oferta de soluções personalizadas e integradas que respondem de forma precisa às necessidades dos clientes. Esta estratégia traduz-se na criação de valor para o cliente através de uma execução eficiente e fiável, assegurada pelo acompanhamento contínuo, pela gestão rigorosa de recursos, pelo controlo de qualidade, pelo cumprimento de prazos e pelo controlo orçamental. As parcerias estratégicas, que complementam competências e reforçam a capacidade de execução, contribuem adicionalmente para a sustentabilidade operacional e financeira da empresa, consolidando a sua diferenciação num mercado competitivo.
This project presents the development of a business plan for the creation of EdifirHabitat, a new company in the construction sector in Portugal (CAE 41000 – Construction of residential and non-residential buildings). It falls within the domain of entrepreneurship, aiming to identify opportunities, mobilize resources, and develop innovative solutions that respond to market needs. The business plan constitutes an essential tool to structure this entrepreneurial initiative, organizing ideas, reducing risks, and guiding the creation and consolidation of the new company. The initiative will be led by two partners with complementary skills, combining operational experience and strategic management, ensuring active involvement in all phases of the project. The research methodology adopted, of an exploratory and descriptive nature, is based on the collection and analysis of qualitative data obtained from secondary sources and interviews with companies, enabling an understanding of business practices, the identification of sector trends, and support for the structuring of the new company. The investigation revealed market opportunities driven by housing demand, urban rehabilitation, and public works, but also structural challenges in the sector, such as high fragmentation, substantial initial investment, a shortage of qualified labor, pressure on costs and deadlines, bureaucracy, and increasing sustainability requirements. In this context, new companies must differentiate themselves by offering innovative solutions, managing resources efficiently, and continuously adapting to market demands. Accordingly, EdifirHabitat intends to operate in the market by focusing on smaller-scale projects, a segment where low margins and higher operational complexity tend to limit competition. To face these challenges and consolidate its competitive position, the company will adopt a differentiation strategy based on providing customized and integrated solutions that precisely meet clients’ needs. This strategy translates into value creation for the client through efficient and reliable execution, ensured by continuous monitoring, rigorous resource management, quality control, adherence to deadlines, and budget management. Strategic partnerships, which complement skills and enhance execution capacity, further contribute to the company’s operational and financial sustainability, reinforcing its differentiation in a competitive market.
