Abstract(s)
A presente dissertação incidiu sobre a análise de uma problemática atual, mais especificamente
a crise imobiliária presenciada na região de Lisboa. É notável que os preços dos imóveis estão
extremamente inacessíveis à população comum, e como tal pretendeu-se entender os motivos
que deram origem a esta situação. Esta investigação teve como principal objetivo estudar os
impactos das crises financeiras globais ocorridas anteriormente, e entender a sua relação com o
mercado imobiliário nacional. Neste âmbito, foram avaliados os determinantes que estão
interligados e que impactam diretamente o preço da habitação. O estudo foi conduzido através
de uma metodologia exploratória, que culminou num estudo explicativo, de natureza mista, que
combinou os métodos qualitativos e quantitativos. A etapa qualitativa centrou-se na
compreensão do problema da investigação, enquanto a fase quantitativa pretendeu apurar a
relação entre as variáveis. Por fim, realizou-se uma análise dos resultados obtidos, permitindo
uma interpretação que visa alcançar o objetivo inicialmente proposto.
This dissertation is focused on the analysis of a current problem, more specifically the real estate crisis in the Lisbon region. It is notable that real estate prices are extremely unaffordable for the average person, so we wanted to understand the reasons behind this situation. The main objective of this research was to study the impacts of previous global financial crises and to understand their relationship with the national real estate market. In this context, the determinants that are interconnected and that directly impact the price of real state were evaluated. The study was conducted using an exploratory methodology, which culminated in an explanatory study of a mixed nature, combining qualitative and quantitative methods. The qualitative stage focused on understanding the research problem, while the quantitative phase aimed to determine the relationship between the variables. Finally, the results obtained were analyzed, allowing for an interpretation aimed at achieving the objective initially proposed.
