Abstract(s)
A gestão da manutenção engloba todas as atividades de gestão que ditam os objetivos, estratégias
e as responsabilidades respeitantes à manutenção e à sua implementação, através de métodos tais
como planeamento, controlo e supervisão da manutenção e a procura da melhoria de métodos na
organização, incluindo os aspetos económicos e obrigatoriedades legais exigidas.
Cada vez mais as empresas olham para o departamento da manutenção como um dos principais
aliados à redução de custos, otimizando o funcionamento dos seus equipamentos, podendo assim
estabelecer um objetivo financeiro. Diante este cenário os departamentos de manutenção das
empresas encontram grandes dificuldades em determinar o melhor plano de manutenções, que
permita avançar e colocar em prática um plano de manutenção preventiva para o edifício e os seus
equipamentos.
O presente projeto pretende abordar a manutenção com o objetivo de definir um modelo de
manutenção planeada assegurando o bom funcionamento do edifício como um todo, através de uma
proposta de um Plano de Manutenção Preventiva, relacionando com os sistemas integrados
existentes e consequentemente promovido à melhoria de processos e otimização de custos.
Maintenance management encompasses all management activities that dictate the objectives, strategies and responsibilities regarding maintenance and its implementation, through methods such as planning, control and supervision of maintenance and the search for improvement of methods in the organization, including the economic aspects and legal obligations required. More and more companies look to the maintenance department as one of the main allies to reduce costs, optimizing the operation of their equipment, thus being able to establish a financial objective. Faced with this scenario, the maintenance departments of companies find it very difficult to determine the best maintenance plan, which allows them to advance and put into practice a preventive maintenance plan for the building and its equipment. The present work intends to address maintenance with the objective of defining a model of planned maintenance, ensuring the proper functioning of the building as a whole, through a proposal for a Preventive Maintenance Plan, relating it to the existing integrated systems and consequently to the improvement of processes and cost optimization.
