O presente trabalho visa a obtenção de uma nova perspetiva empresarial sobre a indústria hoteleira, com enfoque no segmento dos boutique hotéis, com projeções interessantes sobre a integração de um hotel de capacidade de unidades de alojamento acima da média nacional. Com implementação a litoral, mais especificamente na Ericeira, diferencia-se um boutique hotel novo, das restantes unidades registadas no país pela inspiração arquitetónica de obras gregas.
Sob presente projeto apresenta-se um design atual de projeto hoteleiro que contempla uma adaptação à realidade imposta pela pandemia do COVID-19, associando todos os constrangimentos que o mesmo imputa ou pode imputar à projeção hoteleira de um novo negócio e/ou desenvolvimento de um negócio em expansão.
Em termos metodológicos optou-se por sistematizar o trabalho de forma qualitativa com base numa revisão sistemática da literatura, fazendo uma simbiose entre os registos de dados do setor, atualizados à data de realização do projeto em si com as teorias desenvolvidas sobre o setor hoteleiro e o segmento de hotéis a projetar (boutique hotéis). Ainda no que concerne a método de trabalho, existe a aplicação das bases obtidas num documento de projeção empresarial do IAPMEI, de onde foram retirados todos os rácios e indicadores espelhados adiante.
Com a extração dos números do plano de negócios do IAPMEI, ficou espelhado um cenário de viabilidade do negócio, enquadrado no payback period esperado (2 anos), uma TIR (Taxa Interna de Rentabilidade) interessante para o investimento associado que se fixaria nos 70,37%, finalizando com um VAL (Valor Atual Líquido) de 7.425.342€. Esta viabilidade fica corroborada pelo investimento registado no presente ano neste setor, revelando consequentemente a relevância e interesse na exploração empresarial desta indústria.
This work aims to obtain a new business perspective on the hotel industry, focusing on the boutique hotel segment, with interesting projections about the integration of a hotel with a capacity of accommodation units above the national average. With implementation on the coast, more specifically in Ericeira, a new boutique hotel is differentiated from other units registered in the country by the architectural inspiration of Greek works. Under this project is presented a current design of hotel project that contemplates an adaptation to the reality imposed by the COVID-19 pandemic, associating all the constraints that it imposes or can impose on the hotel projection of a new business and / or development of a business in expansion. In methodological terms, it was decided to systematize the work qualitatively based on a systematic literature review, making a symbiosis between the sector's data records, updated at the time of the project itself, and the theories developed about the hotel sector and the segment of hotels to be projected (boutique hotels). Still regarding the work method, there is the application of the bases obtained in a business projection document from IAPMEI, from which all ratios and indicators mirrored below were taken. With the extraction of numbers from IAPMEI's business plan, a scenario of business viability was mirrored, framed in the expected payback period (2 years), an interesting IRR (Internal Rate of Return) for the associated investment that would be fixed at 83.26%, ending with a NPV (Net Present Value) of 7,054,025 euros. This viability is corroborated by the investment recorded in the current year in this sector, consequently revealing the relevance and interest in the business exploitation of this industry.
