O presente estudo analisa a implementação de um sistema de gestão técnica centralizada (SGTC) num edifício de comércio e serviços, avaliando os impactos na eficiência energética, na operação dos sistemas técnicos e na manutenção. A partir de caraterização detalhada do edifício e da análise dos consumos e condições de funcionamento, foi identificado oportunidades relevantes de otimização através de monitorização centralizada. Os resultados demostram que o SGTC permite reduzir significativamente o consumo energético e melhorar a eficiência operacional, garantindo maior fiabilidade e melhor gestão dos equipamentos. A análise económico-financeira, realizada com base num investimento inicial de143 mil euros, revelou um valor atual líquido positivo, uma taxa de rentabilidade superior a taxa mínima de atratividade e um período de recuperação adequado ao ciclo de vida dos sistemas.
This study analyzes the implementation of building management systems (BMS), in commercial and service building, assessing the impacts on energy efficiency, the operational of technical systems, and maintenance costs. Based on a detailed characterization of the building and an analysis of energy consumption and operating conditions, significant opportunities for optimization were identified through centralized automation and monitoring. The results show that the BMS enables a significant reduction in energy consumption and an improvement in operational efficiency, ensuring greater reliability and better equipment management. The economic and financial analysis, carried out considering an initial investment of 143 thousand euros, revealed a positive net present value, and internal rate of return higher than the minimum acceptable rate, and a payback period appropriate for the system's life cycle.
