Abstract(s)
O presente trabalho final de mestrado consiste na realização de um plano de negócios, tendo
como objetivo a criação e implementação de uma empresa de reabilitação urbana, com enfoque
na atividade de reabilitação imobiliÔria no segmento habitacional.
A empresa, denominada Remode, irĆ” atuar inicialmente na cidade de SetĆŗbal com futuro
interesse na expansĆ£o a nĆvel do distrito de SetĆŗbal, disponibilizando complementarmente
serviƧos de consultoria no domĆnio do imobiliĆ”rio.
De forma a elaborar um plano de negócios estruturado e bem fundamentado procedeu-se a
anƔlises detalhadas em diversas vertentes relevantes para o sucesso da Remode. Assim sendo,
numa primeira fase realizou-se uma anƔlise do meio envolvente e, em particular, do segmento
de mercado onde a empresa irƔ atuar. Numa fase subsequente procedeu-se a anƔlise SWOT,
bem como do posicionamento da empresa no mercado, aplicando igualmente o modelo das 5
ForƧas de Porter.
A anƔlise desenvolvida permitiu delinear estratƩgias e objetivos a adotar pela empresa, numa
lógica de criação de valor para os seus promotores e, numa perspetiva holĆstica, para as demais
partes interessadas (stakeholders), nomeadamente, clientes, parceiros, colaboradores,
fornecedores, entidades financiadoras e CĆ¢mara Municipal.
Por último, efetuou-se a anÔlise financeira com o objetivo de aferir a viabilidade económica do
projeto, com base em três cenÔrios: cenÔrio base, cenÔrio pessimista e cenÔrio otimista. Os
resultados obtidos sugerem que a Remode criarĆ” valor para os seus promotores, permitindo uma
rentabilidade acima do custo de capital e um perĆodo de retorno (payback) em linha com
projetos desta natureza.
This final MsC project features a business plan, with the objective to start a new firm of urban rehabilitation, focused on housing rehabilitation. The company, named Remode, will initially operate in the city of SetĆŗbal, having the objective to further expanding its operations to the surrounding jurisdictions. Remode will also offer consultancy services. A number of factors we analyzed to underpin the intended business plan, namely in terms of contextual environment and the specific segment in which Remode will operate. We conducted a SWOT analysis and applied Porterās five forces model, positioning the firm in the market. These detailed analysis supported strategic objectives, with the final aim of value creation for Remodeās promoters and stakeholders, in particular, clients, partners, employees, suppliers, funding agencies and the City Hall. In the final phase, we run a financial analysis with the objective of assessing the economic viability of the project, based on three scenarios: base, pessimist, and optimist. The results suggested that Remode will create value for its promoters, allowing profitability above the capital cost and a payback period in line with similar projects.
