Abstract(s)
O intuito desta dissertação passa por avaliar a viabilidade económica e financeira da abertura de um alojamento local em gouveia, mais propriamente no bairro do castelo, no centro da cidade. Assim, dá-se início ao primeiro capítulo abordando objetivos, metodologias, justificação do tema e consequente estrutura do trabalho.
O segundo capítulo começa com o enquadramento teórico sobre os temas do turismo e hotelaria abordando, conceitos e a história dos dois temas, a clarificação do conceito de oferta e procura turística, a caracterização do turismo interno e externo português, as estratégias de inovação, as estratégias no turismo 2020-2027 entre outros pontos.
Após o enquadramento teórico do estudo segue-se o terceiro capítulo, a elaboração do projeto. Começa-se, então, com a descrição do espaço de intervenção seguindo-se a apresentação da empresa de exploração do alojamento. Ainda neste capitulo será abordada a análise estratégica utilizada, o plano de marketing e finalmente, avaliar-se-á a viabilidade financeira deste projeto, com a caracterização do investimento, do financiamento, bem como com a descrição pormenorizada das receitas e dos custos previstos e a demonstração de resultados. Por último, apresentar-se-á a avaliação do projeto de investimento, com duas análises de sensibilidade (uma positiva e uma negativa), com uma alteração na taxa de ocupação líquida anual.
Os resultados apresentados mostram que existe viabilidade financeira neste projeto, contudo a taxa de ocupação é uma variável muito sensível que pode facilmente condicionar o sucesso do mesmo.
The purpose of this thesis is to evaluate the economic and financial feasibility of opening a local accommodation in gouveia, more properly in the neighborhood of castelo, in the center of the city. Thus, we begin the first chapter addressing objectives, methodologies, justification of the theme and consequent structure of the work. The second chapter begins with the theoretical framework on tourism and hospitality themes, discussing the concepts and history of the two themes, clarifying the concept of tourism supply and demand, characterizing Portuguese internal and external tourism, innovation strategies, strategies in tourism 2020-2027 among other points. After the theoretical framework of the study, the third chapter, the elaboration of the project, is followed. We begin with the description of the intervention space followed by the presentation of the company operating the accommodation. Also discussed in this chapter is the strategic analysis used, the marketing plan and, finally, the financial feasibility of this project will be evaluated, with the characterization of the investment, the financing, as well as the detailed description of the revenues and the expected costs and the income statement. Finally, the evaluation of the investment project will be presented, with two sensitivity analyzes (one positive and one negative), with a change in the annual net occupancy rate. The results presented show that there is financial feasibility in this project, however the occupancy rate is a very sensitive variable that can easily condition the success of the project.
