Abstract(s)
O presente trabalho final de mestrado consiste na realização de um plano de negócios, tendo como objetivo a criação e implementação de uma empresa de investimento em imobiliário, nomeadamente na atividade de compra, reabilitação e venda de bens imobiliários no segmento habitacional.
A empresa, de seu nome JFR Real Estate, irá atuar nos concelhos de Cascais, Lisboa, Oeiras e Sintra e também disponibilizará aos seus clientes, o serviço de avaliação imobiliária.
Por forma a elaborar um plano de negócios bem estruturado e fundamentado procedeu-se a análises detalhadas em todas as envolventes que influenciarão o sucesso da empresa. Nesta perspetiva, numa primeira fase, foi efetuada uma análise contextual ao meio envolvente onde a empresa se insere, sendo, em seguida, efetuada uma análise ao segmento de mercado onde a empresa atuará. Posteriormente, realizou-se uma análise interna, contemplando os pontos fortes, pontos fracos, ameaças e oportunidades inerentes à empresa e ao setor de mercado onde a mesma atuará.
Através das conclusões obtidas nestas análises, detalhou-se todos os processos, planos e estratégias a implementar pela empresa, com o objetivo de criar valor para os promotores, mas também para os clientes, parceiros e, em última análise, para a sociedade.
Por fim, procedeu-se a análise financeira da empresa com o objetivo de aferir a sua viabilidade económico-financeira onde se concluiu que o mesmo é viável através da obtenção de uma TIR de 20,59% e um VAL de 119.053 €.
This Master final work consists of the implementation of a business plan, having as objective the creation and implementation of an investment firm in real estate, particularly in buying, rehabbing and selling properties in the housing segment. The Company, JFR Real Estate, will act in the municipalities of Cascais, Lisbon, Oeiras and Sintra and also will provide to its customers, the service of real estate appraisal. In order to develop a well-structured and well-founded business plan, a detailed analysis has been made in all that influence the success of the company. In this perspective, an analysis of the contextual environment and an analysis of the market segment in which the company operates were conducted. Subsequently, an internal analysis has been done, contemplating the strengths, weaknesses, threats and opportunities inherent to the company and market setor where it acts. Through the conclusions obtained in these analyzes, a description of the processes, plans and strategies to be implemented by the company have been designed with the aim of creating value for the promoters, but also to customers, partners, and ultimately to society. Finally, a financial analysis has been done with the objective of assessing its financial profitability in which was concluded that the project is viable by obtaining a TIR of 20,59% and a VAL of 199,053 €.
