Abstract(s)
O presente projeto tem como finalidade analisar a viabilidade de mercado e económico-financeira de uma unidade hoteleira direcionada exclusivamente para o público gay, tentando assim colmatar esta lacuna existente na oferta hoteleira em Portugal.
Com o intuito de torná-la uma unidade mais intimista e resguardada, a localização da mesma será no concelho de Sintra. O Seduction Hotel tem também como objetivo alavancar o desenvolvimento turístico da região, combatendo a sazonalidade.
Esta unidade foi pensada para um público que pretende sair do quotidiano e vivenciar novas experiências culturais e gastronómicas.
O estudo a realizar visa responder à questão de partida: “Qual a viabilidade de mercado e económico-financeira, da implementação de uma unidade hoteleira destinada a um público gay no concelho de Sintra?” e tem como título “Seduction Hotel”.
Este projeto necessita de um investimento inicial de 1.748.680€, financiado maioritariamente por financiamento bancário e estima-se que no primeiro ano possa atingir um volume de negócios de 383.283€ (sem IVA).
De acordo com os pressupostos considerados, a viabilidade económico-financeira está assegurada ao registar-se um VAL de 160 045€, uma de TIR de 10,48% e um Payback period de 6 anos.
This project aims to analyse the economic, financial and market viability of a hotel targeted exclusively for the gay audience, trying fill this gap that exists in the hotel offer in Portugal. In order to make it a more intimate and secluded unit, the location of the same will be in the Council of Sintra. The Seduction Hotel, also has as a goal to raise the tourist development of the region, promoting and fighting the seasonality. This unit was designed for an audience that wants to get out of the everyday and experience new gastronomic and cultural experiences. The study to be carried out is intended to answer the question: "what is the feasibility of the market and financial implementation of a hotel unit for the gay gay travel segment in the municipality of Sintra”. And its working title is: "Seduction Hotel". This project requires an initial investment of 1.748.680,00 €, financed mostly by bank financing and it is intended that in the first year to achieve a turnover of 383.283,00 € (without VAT). According to the assumptions considered, the economic and financial viability is ensured by registering a Net Present Value (NPV) of 160 045€, an Internal Rate of Return (IRR) of 10,48% and Payback period of 6 years.
