A importância da manutenção na gestão de edifícios tem-se acentuado, evidenciando-se
como um fator de peso considerável nos custos operacionais ao longo do seu ciclo de
vida. A ênfase na manutenção preventiva visa evitar intervenções corretivas não
planeada, priorizando a prevenção de falhas em detrimento da correção posterior. Para
assegurar tal abordagem, é crucial um planeamento meticuloso, a adoção de políticas de
manutenção objetivas, e a sensibilização dos utilizadores sobre essa questão. A
implementação de um sistema de gestão de edifícios, permitindo supervisionar as
operações de manutenção, pode ser o caminho. Isso pressupoêm um amplo acesso à
informação relativa ao edifício, incluindo planos de manutenção, procedimentos a serem
seguidos e registro histórico de intervenções realizadas, exemplificado nas fichas de
manutenção no capítulo 4.
O foco deste trabalho final de mestrado é a implementação da gestão da manutenção
nas piscinas municipais de Moita. Inicialmente abordou-se a manutenção de edifícios
caracterizando os materiais e processo construtivo existente, e a importância da
manutenção preventiva, para a prevenção e conservação do Edificado.
Com base nas informações recolhida, foi desenvolvido um plano de manutenção
preventiva e um Manual de Utilização específico para o edifício das piscinas municipais
de Moita.
The importance of maintenance in building management has increased, proving to be a considerable factor in operational costs throughout their life cycle.The emphasis on preventive maintenance aims to avoid unplanned corrective interventions, prioritizing failure prevention over subsequent correction. To ensure such an approach, meticulous planning, the adoption of objective maintenance policies, and user awareness on this issue are crucial. The implementation of a building management system, allowing maintenance operations to be supervised, could be the way forward. This presupposes broad access to information relating to the building, including maintenance plans, procedures to be followed and historical records of interventions carried out, exemplified in the maintenance records in chapter 4. The focus of this final master's work is the implementation of maintenance management in municipal swimming pools in Moita. Initially, the maintenance of buildings was addressed, characterizing the materials and existing construction process, and the importance of preventive maintenance, for the prevention and conservation of buildings. Based on the information collected, a preventive maintenance plan and a specific User Manual were developed for the Moita municipal swimming pool building.
