A habitação própria em Portugal tem sido muito discutida ao longo dos últimos anos,
nomeadamente com a desproporcionalidade de procura em relação à oferta do mercado, tanto
para compra como para arrendamento, e consequente aumento dos preços. Através de uma
análise de mercado, verificou-se que existe uma grande procura de primeira habitação por
jovens que atualmente estão no mercado de arrendamento, com uma situação profissional
estável, com liquidez, e com capital próprio, mas não o suficiente para assegurar uma entrada
no mercado de aquisição.
Pretende-se assim, explorar uma oportunidade de negócio com um projeto empreendedor e
inovador, através da implementação de um novo modelo híbrido, de aquisição conjunta,
copropriedade, e arrendamento de imóveis para primeira habitação. Elevando o poder de
compra dos jovens, criando uma solução que permite a entrada com um mínimo de 5% do valor
do imóvel, ficando a pagar uma renda da restante parte. Sendo que juntamente ao valor da renda,
é acordado um modelo de pagamentos faseados com vista ao aumento da parte do arrendatário,
permitindo, num prazo definido, a aquisição da parte necessária para possibilitar o acesso ao
crédito imobiliário. Viabilizando desta forma um modelo inovador no mercado imobiliário
Português.
Conceptualmente o projeto foi lançado, através das redes sociais e website, focando o target
definido, com o qual obteve uma ótima resposta e interesse, angariando cerca de 250 leads. A
estratégia económica e financeira do projeto tendo em conta uma estratégia conservadora
permite, ainda assim, aferir a viabilidade do projeto.
Portuguese home ownership has been much discussed over the last few years, particularly with the disproportionality of demand in relation to market supply, both for owning and renting, and consequent increase in prices. Through a market analysis, it was found that there is a great demand for first time home buyers by young people who are currently in the rental market, with a stable professional situation, with liquidity, and with own capital, but not enough to ensure a deposit in the acquisition market. The goal is the exploration of a business opportunity with the creation of an innovative and entrepreneurial project, based on a new hybrid model solution that allows both ownership, by coownership, and renting of a home. Leveraging the purchasing power of young individuals or families, with a solution that allows the client to buy with a minimum of 5% of the value of the property and paying rent over the remaining part. Besides, as an auxiliary product, it is agreed a model of payments, together with the rent value, with the goal of increasing the ownership of the client over time, allowing the acquisition of the necessary share that allows access to a home ownership loan through a bank or credit institution. Making it a viable innovative option in the real estate Portuguese market. The project was conceptually launched, on social media and with a dedicated website, focused on the defined target, that showed greatly interest and response, gathering around 250 leads. The economic and financial strategy of the project was performed taking in consideration a conservative approach, yet, allowing the consideration of a viable project.
