Abstract(s)
O presente Projeto de Investimento, visa analisar a viabilidade económica e
financeira de um empreendimento de turismo rural em Arouca, através da recuperação de
um edifício rústico, em pedra e madeira, que se situa na freguesia mais a Oeste deste
concelho.
A importância do setor turístico para a economia é inegável e a crise sanitária
mundial, em consequência da Covid19, veio precisamente provar que o turismo é das
atividades que mais pesa no PIB, ao mesmo tempo que abriu uma janela de oportunidade
para o turismo rural se afirmar.
O principal objetivo desta Quinta de Turismo Rural é aumentar a oferta turística
desta freguesia que é maioritariamente identificada como uma terra de passagem até à
Vila de Arouca. Simultaneamente, este alojamento pretende oferecer um produto díspar
dos restantes players, através da qualidade do serviço que presta e das parcerias
estratégicas que, por sua vez, pretendem potenciar o crescimento de produtores e negócios
locais e envolver a comunidade nesta atividade.
Este plano de negócios prevê um investimento inicial de 62 058€ financiado
através de capitais próprios. Ao nível das vendas e considerando uma análise a 10 anos,
estas ultrapassarão os 50.000€, resultantes de vendas de alojamento e do arrendamento
do espaço para eventos corporate e familiares. O projeto apresenta um Valor Atual
Líquido (VAL) de 43 044€, com uma Taxa Interna de Rentabilidade (TIR) de 18,22% e
um Payback Period (PP) de 7 anos.
This Investment Project has the goal analyse the economic and financial viability of a rural tourism enterprise in Arouca, through the recovery of a rustic building, in stone and wood, located in the most western village of this municipality. The importance of the tourism sector for the economy is undeniable and the global health crisis, proved that tourism is one of the activities that most weighs on the GDP. The pandemic context opened a window of opportunity for rural tourism that combine with the new customers profile. The main goal of this Rural Tourism Farm is to increase the tourist offer of this parish that is mostly identified as a passing land to the village of Arouca. At the same time, this accommodation aims to offer a different product from the other players, through the quality of the service it provides and the strategic partnerships that, in turn, aim to boost the growth of local producers and businesses and involve the community in this activity. This business plan provides an initial investment of 62.058€ and will be financed by equity. In a 10-years analysis, sales will exceed 50,000€, resulting from sales of accommodation and the leasing of space for corporate and family events. The project has a Net Present Value (NPV) of 43 044€, with an Internal Rate of Return (IRR) of 18,22% and a Payback Period (PP) of 7 years.
