O presente projeto pretende desenvolver o plano de negócio e avaliar a viabilidade económica e
financeira de um conceito de glamping no município de Mourão, numa das margens do Grande
Lago do Alqueva, com o objetivo promover o turismo de natureza e o astro-turismo. Tirando
partido das características desta zona do país, o negócio propõe-se a oferecer uma nova
experiência na região, aliando o glamping ao astro-turismo, pois será possível praticar o último
vivenciando o primeiro e assim promover dois segmentos de mercado que se encontram em
crescimento em Portugal. O conceito a desenvolver oferecerá uma experiência diferenciadora,
destacando-se neste a privacidade e o conforto. Este projeto será criador de oito postos de trabalho
no seu primeiro ano de atividade. No que toca ao investimento inicial este será no valor de
624 599€ e inclui a aquisição de um terreno em Mourão, a realização de um furo artesiano para
captação de água e a aquisição e construção das estruturas de alojamento. O investimento inicial
será financiado pela Linha FEI do Banco Santander, no valor de 615 100€, sendo capital social
no valor de 10 000€. Neste projeto verifica-se a existência de viabilidade económica e financeira,
com um VAL de 393 097€ na ótica do investidor, obtendo-se o retorno do capital num prazo de
5 anos; e, na ótica financeira do projeto, com um VAL igual a 473 743€, com 16% de taxa interna
de rentabilidade e período de recuperação de 5,1 anos.
This project aims to develop a business plan and assess the economic and financial viability of a glamping concept in Mourão, to be located on one of the banks of the Grande Lago do Alqueva, intending is to promote nature tourism and Astro-tourism. Taking advantage of the characteristics of this area of the country, this business proposes to offer a new experience in the region, combining glamping with Astro-tourism, as it will be possible to practice Astro-tourism by experiencing the glamping and thus promote two market segments that are growing in Portugal. The concept will offer a differentiating experience, standing out in this privacy and comfort. This project will create eight jobs in its first year of activity. Regarding the initial investment, this will be in the amount of €624,599 and includes the acquisition of land in Mourão, the construction of an artesian well to capture water and the acquisition and construction of accommodation structures. The initial investment will be financed by Banco Santander's FEI Line, in the amount of €615,100, with a share capital of €10,000. In this project, the existence of economic and financial viability is verified, with a NPV of €393,097 from the investor's point of view, obtaining a return on capital within about 5 years; and from the financial perspective of the project, with a NPV equal to €473,743, with 16% of the internal rate of return and a payback period of 5.1 years.
